Approve All assisted Marco Projects with the Development Application for alterations and additions to an existing dwelling at 32 Manning Road, Double Bay.
Our team provided town planning, architectural design and project management services from the Development Application through to Occupation Certificate, preparing the full architectural drawing set and coordinating the supporting documentation required by Woollahra Municipal Council. The proposal included alterations and additions to the existing dwelling, construction of a new swimming pool, and associated landscaping and siteworks.

During Council's assessment, the proposed floor space ratio exceeded the development standard under the Woollahra Local Environmental Plan 2014. Our team facilitated the written request under Clause 4.6 demonstrating that compliance was unreasonable and unnecessary in the circumstances, and that the proposal achieved the objectives of the standard and of the R2 Low Density Residential zone. Retention of the established street trees and boundary hedges was also a key consideration, and our team coordinated the geotechnical, arboricultural impact and root investigation reports needed to demonstrate that the proposed works, including the pool and siteworks could be undertaken without compromising the trees.
Submissions received during notification were addressed through the assessment process, and the application was referred to the Woollahra Local Planning Panel for determination. The Panel accepted that the Clause 4.6 request was well founded and approved the application on 6 February 2025, subject to conditions.

Approve All continued to manage the project through construction and the certification process, seeing the development through to Occupation Certificate and completion of the new home for Marco Projects.
